As a licensed advisor with the Resident Experts, and I’m genuinely passionate about helping clients achieve their real estate dreams. Growing up on the beautiful North Shore and having a lifelong love for this city, I truly understand its unique neighborhoods and all the amazing attractions it offers. Vancouver holds a cherished place in my heart, igniting a deep passion within me to assist others in finding their dream homes. As someone who recently bought my own home after obtaining my license in 2022, I can truly empathize with the joys and challenges of being a first-time homebuyer. Building authentic relationships and making a positive impact are at the core of my approach, ensuring that every client has an exceptional experience throughout the entire process. Running has become a true passion of mine, and I’ve recently got into marathons. You’ll often find me on the seawall, either running alongside a friend or enjoying a leisurely walk with my sweet pup, Scout. Quality time with my family at the cabin is something I cherish, and there’s nothing quite like connecting with loved ones over a refreshing glass of wine. Life is all about finding that perfect balance!

Depreciation Reports & What Strata Owners Should Know

•  As of July 2024, strata corporations in BC are now required to obtain an updated Depreciation Report every 5 years. This change is intended to improve long-term planning and financial transparency for strata communities.  A depreciation report provides a big-picture view of a building’s long-term health and anticipated repair costs. It outlines the expected lifespan of major components- like roofs, windows, elevators, piping, membrane and helps owners plan ahead.   What’s Included:
• Inventory of common property
• Maintenance and repair summaries
• 30-year replacement forecasts
• Funding models and contingency reserve details

What to Focus On:
• Remaining estimated lifespan of major components
• Key summary notes highlighting larger or upcoming projects
• How the council is using the report- remember, it’s a guide, not a requirement. Owners ultimately vote on what gets done, when, and how it’s funded. •  BC Assessments provide a snapshot in time of your property’s value as of July 1st of the previous year. They’re primarily used to help determine your property taxes, and don’t necessarily reflect your home’s current market value- especially in a dynamic market.
