The MLS Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $1,196,800. This represents a 4.5% increase over March 2023 and a 1.1% increase compared to February 2024.
Andrew Lis, GVR’s director of economics and data analytics, remarked, “If you’re feeling a cooler breeze compared to last spring, you might find solace in the fact that the market isn’t quite as heated as it was then, particularly for buyers. Despite the welcomed rise in inventory, the market balance continues to shift towards sellers’ market territory, indicating sustained demand for well-priced and well-located properties.”
While the market isn’t as heated as last year, we continue to observe modest month-over-month price gains of 1-2% at the aggregate level, despite ongoing high borrowing costs. Although potential cuts to the Bank of Canada’s policy rate are anticipated in 2024 due to favorable inflation trends, any reductions may not lead to significant improvements in affordability. Therefore, constrained borrowing power is likely to persist as a challenging hurdle as we head into the summer months.
