As someone who recently bought my own home after obtaining my license in 2022, I can truly empathize with the joys and challenges of being a first-time homebuyer. 🍂 Getting Ready for Vancouver's Fall Real Estate Market 🍂  As we bid farewell to the summer sun and welcome the crisp autumn air, it's time to talk about the real estate market in our beautiful city.  Current Market Dynamics 📊
* Interest Rates: With the recent BOC announcement of holding the key interest rate at 5% the recent hikes have had a tampering effect on the real estate market. It will be interesting to see how the fall market unfolds as we expect more inventory to hit the market. 
* Low Inventory: The market continues to suffer from low inventory, pushing prices higher. Keep an eye on the market over the next few weeks as there may be more listings. 
* Price Fluctuations: Detached homes have seen a year-over-year price increase of 6%, while condo apartments have increased by 2.1%. This means different strategies depending on the property type.  For Buyers 🏠
* Be Quick but Don't Hurry: With low inventory, good properties are selling quickly! Get your finances in order and make sure you satisfy your subjects early, if necessary, in order to be ready to make an offer.
* Negotiate: The recent interest rate hikes have cooled down the market a bit, making some sellers more willing to negotiate.
* Look for Deals: Some sellers are keen to close because they have bought something else, making fall a great time to look for opportunities.  For Sellers 🏡
* Price Smartly: With fluctuating prices, it's crucial to price your property right. Consult with your real estate agent for the best strategy.

🏦 Mortgage Update! 🏦 
•  The Bank of Canada has held the overnight rate at 5% (Bank Prime remains at 7.2%)  “With recent evidence that excess demand in the economy is easing, and given the lagged effects of monetary policy, Governing Council decided to hold the policy interest rate at 5% and continue to normalize the Bank’s balance sheet. However, Governing Council remains concerned about the persistence of underlying inflationary pressures, and is prepared to increase the policy interest rate further if needed. Governing Council will continue to assess the dynamics of core inflation and the outlook for CPI inflation. In particular, we will be evaluating whether the evolution of excess demand, inflation expectations, wage growth and corporate pricing behavior are consistent with achieving the 2% inflation target. The Bank remains resolute in its commitment to restoring price stability for Canadians.”  What else you need to know: 
- Inflation in advanced economies has continued to come down
- Global growth slowed in Q2 2023, economic growth in Canada slowed sharply (weakening of consumption growth and slowing of housing activity)
- CPI inflation expected to increase before easing again due to gasoline prices
