We get asked this more than anything else, and our honest answer is always the same. It depends which market you mean.
Vancouver isn`t one market. It`s dozens. Price range, property type and neighbourhood all change the answer, and sometimes a single block does.
September proved it. Kitsilano detached: one in five homes sold. Shaughnessy: one house out of 83 listed. Same side of town, same month, completely different conversation.
So when a headline tells you the market softened, the only question that matters is whether yours did.

Here is a strata deadline almost nobody has heard of. Every BC strata with five or more lots has to get an electrical planning report, and in Metro Vancouver, the Fraser Valley and the Capital Region it is due December 31, 2026. Everywhere else in BC, 2028.
It is a report on what your building`s electrical system can actually carry. Current capacity, what is already drawing on it, how much headroom is left, and what it would take to add EV charging or heat pumps.
For a buyer this is becoming one of the most useful documents in the package, and it is brand new, so most buildings are producing their first one right now.

Six things changed for BC strata owners recently, and most owners we talk to have only heard of one or two.
A couple worth knowing right now: depreciation reports moved to a five year cycle with a first deadline of July 1, 2026, which has passed. Electrical planning reports are due December 31, 2026, and that one catches buildings out because you need to know what your electrical can carry before anyone brings up EV chargers at an AGM.
The other four cover rentals, age limits, insurance, and what your council can decide without a full vote.
