Depreciation Reports & What Strata Owners Should Know

As of July 2024, strata corporations in BC are now required to obtain an updated Depreciation Report every 5 years. This change is intended to improve long-term planning and financial transparency for strata communities.
A depreciation report provides a big-picture view of a building’s long-term health and anticipated repair costs. It outlines the expected lifespan of major components- like roofs, windows, elevators, piping, membrane and helps owners plan ahead.
What’s Included:
• Inventory of common property
• Maintenance and repair summaries
• 30-year replacement forecasts
• Funding models and contingency reserve details
What to Focus On:
• Remaining estimated lifespan of major components
• Key summary notes highlighting larger or upcoming projects
• How the council is using the report- remember, it’s a guide, not a requirement. Owners ultimately vote on what gets done, when, and how it’s funded.

Favorable Conditions Ahead – But Will Demand Follow??
Home sales recorded on the MLS across Metro Vancouver ended 2025 down 10%, marking the lowest annual sales total in more than twenty years.
“This year was one for the history books. Although the sales total was the lowest in over two decades, Realtors were still busy listing properties. Sellers brought the highest total of listings to market on record since the mid-1990s, eclipsing the previous record high in 2008 by a little over 1,000 listings.” Andrew Lis, GVR chief economist and vice-president data analytics.
“With sales down and inventory remaining plentiful, prices eased across all property types since the start of 2025. Sales and prices weren’t the only metrics that came down, borrowing costs fell nearly one full percentage point,” said Lis. “With lower prices, lower borrowing costs, and plenty of inventory to choose from, homebuyers in 2026 are starting the year with favorable conditions.
🏡 DETACHED sales: Decreased 12.8% from December 2024, with 431 sales. The benchmark price for a detached home is $1,879,800 – a 1.1% decrease compared to November 2025.
🏡APARTMENT sales: Decreased 11.2% from December 2024, with 791 sales.The benchmark price for an apartment home is $710,000 – a 0.6% decrease compared to November 2025.
🏡ATTACHED homes: Decreased 18.3% compared to December 2024, with 303 sales. The benchmark price for a townhouse is $1,056,600 – a 0.8% decrease compared to November 2025.

Minimal Shifts in Housing Market as Year End Nears
The Greater Vancouver Realtor (GVR) reports that residential sales in the region totalled 1,846 in November 2025, a 15.4% decrease from the 2,181 sales recorded in November 2024.
“As the year draws to a close, the data continues telling a story of a market with many buyers patiently waiting and sellers adjusting to market conditions not seen in years,” said Andrew Lis, GVR’s chief economist and vice-president, data analytics. “Inventory remains healthy, providing buyers ample choice, which, by contrast, is pushing sellers to accept that pricing must reflect this new reality. Buyers and sellers are striking deals when their expectations are aligned and reflective of the current market – not the market of years ago.”
🏡 DETACHED sales: Decreased 13.6% from November 2024, reaching 541 sales compared to 626 last year. The benchmark price for a detached home is $1,900,600 – this represents a 4.3% decrease from November 2024 and a 0.4% decrease compared to October 2025.
🏡 APARTMENT sales: Decreased 13.2% from November 2024, with 945 sales compared to 1,089 last year. The benchmark price for an apartment home is $714,300 – this represents a 5.2% decrease from November 2024 and a 0.2% decrease compared to October 2025.
🏡 ATTACHED homes: Decreased 22.4% compared to November 2024, totalling 350 sales versus 451 last year. The benchmark price for a townhouse is $1,065,600 – this represents a 4.4% decrease from November 2024 and a 0.1% increase compared to October 2025.
