Meet the
Resident Experts

Think of me as an extension of your team, a teammate, rather than just another realtor.

I’m the proud founder of Resident Experts. When we established our team in 2015 our vision was to be the city’s very best. Not the best in terms of just transactions, but more importantly, in client well-being, community connection, and industry expertise. In one of the most loved cities in the world but also one of the most challenging real estate markets, leading with values of kindness, integrity, expertise, and generosity is what sets me apart. Beyond just words, I demonstrate this integrity by always doing what I’ve promised. This expertise doesn’t come easy – it’s cultivated through constant learning, hard work, practice, and growth. And about generosity, well, I’m passionate about giving back because community service is a core part of who I am.

Coffee is my fuel, specifically iced espresso, but after hours, I’m a scotch and wine kinda guy. There’s a special place in my heart for my beautiful son, Arden and wife Amanda who I get the pleasure of working alongside.

If you’re looking for a real estate expert who truly cares, and someone who will always keep his word and get the job done right, then you’ve found your guy. I look forward to bringing you value on this platform, connecting with you and earning your respect throughout our journey together.

🏢 BC Strata’s: Understanding the Schedule of Unit Entitlement 🏢
•
• When purchasing a home in British Columbia, understanding the Schedule of Unit Entitlement is crucial for any strata property transaction. This document is pivotal in determining the financial responsibilities and ownership proportions of each strata lot. In BC, the Schedule of Unit Entitlement outlines the share of common property and common expenses for each strata lot within a strata corporation. While often based on square footage, this isn’t always the case. Some strata corporations may allocate the same unit entitlement to all lots, or another equitable number approved by the BC Financial Services Authority (BCFSA). 🧮 Calculating Your Share 🧮
To calculate a strata lot’s unit entitlement as a percentage, use the following formula: Strata Lot Unit Entitlement % = (Unit Entitlement of your Strata Lot / Sum of Unit Entitlement of All Strata Lots) × 100 💡 Why It Matters 💡
Understanding the Schedule of Unit Entitlement is paramount as it dictates your portion of strata fees, special levies, and other communal expenses. Shockingly, research indicates that over 35% of strata corporations misinterpret this crucial document, potentially impacting the financial health of all members.
