Seṇák̥w: Vancouver’s Landmark Indigenous-Led Development

One of the most transformative projects underway in Vancouver, the Seṇák̥w development, is set to reshape the city’s skyline and rental landscape. Located on Squamish Nation reserve lands under the Burrard Bridge at Kits Point, this bold initiative blends cultural legacy with urban innovation.

What is Seṇák̥w?

Seṇák̥w (pronounced “Sen-ACK-w”) means “the place inside the head of False Creek” and pays tribute to a traditional ancestral village site of the Squamish Nation. This 10.5-acre development is being delivered through a historic partnership between the Squamish Nation’s Nch’k̥ay̥ Development Corporation and renowned developer Westbank.

Project Scope & Vision

Seṇák̥w will feature:

  • 11 residential towers
  • Approximately 6,100 purpose-built rental homes
  • 1,200 affordable housing units, with hundreds reserved for Squamish Nation members
  • 85% of land preserved for public space including parks, plazas, and greenways
  • Innovative mass timber design, blending organic forms and Indigenous architectural inspiration

Phased Construction & Timeline

  • Phase 1 includes three towers (26–39 storeys) with approximately 1,400 rental units
  • First occupancy expected by late 2025
  • Full project completion targeted for 2030

Transit & Sustainability Focus

Seṇák̥w is designed as a car-lite, transit-oriented community, including:

  • A new bus hub under the Burrard Bridge
  • Over 1,500 secured bike stalls
  • Extensive walking and cycling paths connecting to downtown and surrounding neighbourhoods

Economic & Cultural Significance

  • The project received $1.4 billion in financing from CMHC, the largest loan ever for housing on reserve land
  • It is expected to generate significant economic opportunities and long-term revenue for the Squamish Nation
  • Public art, cultural installations, and Squamish storytelling will be woven throughout the development

Planning Considerations & Public Impact

Though built on federal reserve land and not subject to standard municipal zoning, the Seṇák̥w development includes a service agreement with the City of Vancouver to ensure access to police, sewer, transit, and fire services. Infrastructure upgrades to surrounding areas, including Kits Point, are also part of the planning timeline.

Some community concerns have been voiced regarding density and local impact. However, the scale, cultural leadership, and housing potential of this project mark it as one of the most important urban developments in the city’s history.

Real Estate Perspective

From a real estate standpoint, Seṇák̥w is a rare and forward-thinking initiative:

  • A massive influx of purpose-built rental inventory in a high-demand area
  • Significant transit and infrastructure upgrades nearby
  • A powerful cultural and community story underpinning the development
