Signs of Stability Emerge in June Home Sales

After a slow start to 2025, the real estate market in Metro Vancouver is showing signs of recovery. June sales were still down year-over-year, but only half as much as the decline we saw in May, suggesting momentum is building. With over 17,000 listings available and mortgage rates down about 2% since last summer, buyers are experiencing some of the best conditions we’ve seen in years. Most segments remain in a balanced market, keeping prices relatively steady so far this year.

The Greater Vancouver REALTORS (GVR) reports that residential sales in the region totalled 2,181 in June 2025- which is  a 9.8% decrease from the 2,418 sales recorded in June 2024.

  • Market Type: Buyers Market at 11% Sales Ratio average (1.1 in 10 homes selling rate)
  • Housing Prices: Homes are selling on average 1% below list price
  • Most Active Price Band: Homes between $400,000 – $500,000 with average 20% Sales Ratio (Balanced market)
  • Opportunity for Buyers: Homes between $1.5mil – $1.75mil / minimum $5mil Coal Harbour, Downtown and minimum 3 bedroom properties
  • Opportunity for Sellers: Selling homes in West End, Yaletown and up to 1 bedroom properties

Vancouver Westside: 

Detached Housing

  • Market Type: Buyers Market at 9% Sales Ratio average (9 in 100 homes selling rate)
  • Housing Prices: Homes are selling on average 6% below list price
  • Most Active Price Band: Homes between $2 mil – $2.25 mil with average 60% Sales Ratio (Sellers Market)
  • Opportunity for Buyers: Homes minimum $7.5 mil, Mackenzie Heights and minimum 7 bedroom properties
  • Opportunity for Sellers: Selling homes in University and up to 2 bedroom properties

Attached Housing

  • Market Type: Balanced Market at 17% Sales Ratio average (1.7 in 10 homes selling rate)
  • Housing Prices: Homes are selling on average 2% below list price
  • Most Active Price Band: Homes between $400,000 – $500,000 with average 47% sales ratio (Sellers market)
  • Opportunity for Buyers: Homes between $1.75 mil – $2.5 mil, Dunbar, South Cambie, South Granville and minimum 3 bedrooms
  • Opportunity for Sellers: Selling homes in Fairview, Kitsilano, Mount Pleasant and up to 1 bedroom properties

Vancouver Eastside: 

Detached Housing

  • Market Type: Balanced Market at 14% Sales Ratio average (1.4 in 10 homes selling rate)
  • Housing Prices: Homes are selling on average 4% below list price
  • Most Active Price Band: Homes between $1.25 mil – $1.5 mil with average 31% Sales Ratio (Sellers Market)
  • Opportunity for Buyers: Homes between $2.5 mil – $3.5 mil, Collingwood, Fraserview, South Vancouver and minimum 7 bedrooms
  • Opportunity for Sellers: Selling homes in Knight, Mount Pleasant and 5 to 6 bedrooms

Attached Housing

  • Market Type: Sellers Market at 18% Sales Ratio average (1.8 in 10 homes selling rate)
  • Housing Prices: Homes are selling on average 2% below list price
  • Most Active Price Band: Homes between $300,000 – $400,000 with average 38% Sales Ratio (Sellers Market)
  • Opportunity for Buyers: Homes between $1.25 mil – $1.5 mil Main, South Marine and 3 bedroom properties
  • Opportunity for Sellers: Selling homes in Champlain Heights, Hastings, Grandview Woodland and minimum 4 bedroom properties
