Fall Market Favors Buyers

With another Bank of Canada rate cut in place and the likelihood of more easing ahead, Metro Vancouver homebuyers are seeing improved conditions this fall. Softer prices, elevated inventory, and lower borrowing costs are helping balance the market and open new opportunities for purchasers.

The Greater Vancouver REALTORS® (GVR) reported 1,875 sales in September 2025, up 1.2% from last year’s 1,852 (though still 20% below the 10 year seasonal average). 

“After several years of rapid rate hikes, policy shifts, and external pressures, we’re finally seeing stability return to the market,” said GVR President Lis. “If conditions hold, we expect steady activity through year-end.”

  • Most Active Price Band: Homes between $2 mil – $2.25 mil with average 20% Sales Ratio (Balanced market)
  • Opportunity for Buyers: Homes between $1.75mil – $2mil  Coal Harbour and 3 bedroom properties
  • Opportunity for Sellers: Selling homes in Yaletown and 1 bedroom properties

Vancouver Westside: 

Detached Housing

  • Market Type: Buyers Market at 7% Sales Ratio average (7 in 100 homes selling rate)
  • Housing Prices: Homes are selling on average 3% below list price
  • Most Active Price Band: Homes between $2.5 mil – $2.75 mil with average 21% Sales Ratio (Sellers Market)
  • Opportunity for Buyers: Homes minimum $7.5 mil, Kerrisdale, Quilchena, Shaughnessy, Southland and minimum 5 bedroom properties
  • Opportunity for Sellers: Selling homes in Kitstilano, Mackenzie Heights, University and 3 to 4 bedroom properties

Attached Housing

  • Market Type: Balanced Market at 12% Sales Ratio average (1.2 in 10 homes selling rate)
  • Housing Prices: Homes are selling on average 2% below list price
  • Most Active Price Band: Homes between $400,000 – $500,000 with average 45% sales ratio (Sellers market)
  • Opportunity for Buyers: Homes between $1.75 mil – $2 mil, Point Grey and minimum 4 bedroom properties
  • Opportunity for Sellers: Selling homes in Falsecreek, Kitsilano and up to 1 bedroom properties

Vancouver Eastside: 

Detached Housing

  • Market Type: Buyers Market at 9% Sales Ratio average (9 in 100 homes selling rate)
  • Housing Prices: Homes are selling on average 1% below list price
  • Most Active Price Band: Homes between $2 mil – $2.25 mil with average 18% Sales Ratio (Balanced Market)
  • Opportunity for Buyers: Homes between $3.5 mil – $4 mil, Collingwood, Renfrew Heights, South Vancouver, Victoria and up to 2 bedroom properties
  • Opportunity for Sellers: Selling homes in Hastings Sunrise, Main and 3 to 4 bedrooms

Attached Housing

  • Market Type: Balanced Market at 16% Sales Ratio average (1.6 in 10 homes selling rate)
  • Housing Prices: Homes are selling on average 4% below list price
  • Most Active Price Band: Homes between $300,000 – $400,000 with average 40% Sales Ratio (Sellers Market)
  • Opportunity for Buyers: Homes between $1.5 mil to $1.75 mil, Grandview Woodland, Knight, South Vancouver and 3 bedroom properties
  • Opportunity for Sellers: Selling homes in Champlain Heights, Renfrew and minimum 4 bedroom properties
