Growing up on the beautiful North Shore and having a lifelong love for this city, I truly understand its unique neighborhoods and all the amazing attractions it offers. Vancouver holds a cherished place in my heart, igniting a deep passion within me to assist others in finding their dream homes. As someone who recently bought my own home after obtaining my license in 2022, I can truly empathize with the joys and challenges of being a first-time homebuyer. Running has become a true passion of mine, and I’ve recently got into marathons. You’ll often find me on the seawall, either running alongside a friend or enjoying a leisurely walk with my sweet pup, Scout. Quality time with my family at the cabin is something I cherish, and there’s nothing quite like connecting with loved ones over a refreshing glass of wine. Life is all about finding that perfect balance!

Starting July 1, 2024, strata corporations with 5+ lots must obtain Depreciation Reports every 5 years. These changes empower strata owners with better control over shared property maintenance, closing loopholes that lead to unexpected costs. New strata corporations established between July 1, 2024, and July 1, 2027, must get a report within two years of the first annual general meeting and every five years after. From July 1, 2027, owner developers will contribute to the first report’s cost. These changes are aligned with BC’s jurisdictions and address ongoing strata insurance concerns.   Have any questions? They can include unpaid taxes, contractor bills, or court judgments. Unresolved liens create clouds on the title, making it challenging to establish clear ownership and transfer the property.  Easements & Rights-of-Way: Easements grant others the right to use a portion of your property for specific purposes, such as utility access or shared driveways. Rights-of-way provide passage through your property. Certain agreements can limit your property rights and may affect your ability to clear title.  Restrictive Covenants: These are agreements that impose certain restrictions or obligations on how you can use the property. They may include zoning restrictions, building regulations, or architectural guidelines. Failure to comply with restrictive covenants can hinder title clearance.  Encroachments: Encroachments occur when structures, such as fences or buildings, extend onto neighboring properties. They can lead to disputes with neighbors and complicate the process of clearing titles. Resolving encroachments is essential for establishing clear boundaries and ownership rights.
